I am not currently in Philadelphia, Can I rent via online?

Realizing the composition of the University City neighborhoods, we indeed reserve and rent our units online. Certainly a portion of our communities are leased ‘sight unseen’ as the many miles between current homes and Philadelphia prevent some of our clients from taking an actual pre-signing visit. We proudly and diligently try to post as much information as possible about the buildings and the apartments to our website. We’ll gladly answer any questions you may have. If you like what you see and hear, download the online application and email or fax it back to us. We’ll set up your account and lease online. You can rest assured your new Philadelphia home will be reserved for you and deliver everything that is promised.

What furniture is provided?

We do not provide furnished units but we work hand in hand with American Furniture Rentals who can efficiently provide fit-out packages to fit any budget.

How close are your University City properties?

Our Buildings are within blocks of Penn, Drexel, and The University of the Sciences.

Do you allow pets?

We allow cats. As much as we love dogs, unfortunately we cannot accomodate non-service animals other than cats.

Do you offer short term leases?

All leases are yearly. Please check with our leasing office as we may offer shorter term lease in the winter months.

What type of parking is available at your community?

There is no private parking at our communities. We are a part of a neighborhood and share ample street and easily attainable and extremely affordable permit parking. Additionally, there is an abundance of public transportation and bike lanes making it easier to get to and from campus.

What if I need to break my lease?

We do not offer any type of lease buy-out. However, at Knickerbocker’s discretion, residents may assign the lease for their apartment to a new resident provided the assignee/new resident meets our stringent background check standards.

Does my lease provide insurance coverage for my belongings?

Residents or guest’s personal property are not insured under the apartment lease agreement . We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter’s insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier (first check your parent’s home-owner’s policy).

When do I get my security deposit back?

Your security deposit is retained until after move-out and may not be applied to your last month’s rent (see your Lease Agreement for details). After you vacate, your deposit may be applied to any outstanding rent, late fees, or for any costs incurred to return the apartment to the original move-in condition, less wear & tear. A deposit disposition will be mailed to you within the required time frame. All correspondence will be mailed to the last known address, so it is important that you inform us of your forwarding address upon move-out.

What if I need Maintenance in my bedroom or apartment?

maintenance@knickerbockerproperties.com – Lost keys, lockouts & nonessential after hours service is chargeable at the time of service.
